Canada Day is Coming!
Good Morning everybody, Steve Karrasch here for your Cloverdale Townhome blog, it is Friday June 17. Next week, Wed, June 22 is the Lion's first pre-season game. Market Update: We're down to 156 active Cloverdale townhomes currently on the market. That means when you list your home on the market you have less competition, this might be a good time to think about doing so. In the last 30 days, we have 10 home come off the market by way of expiry and in those last 30 days we've had 13 sales staying above that 10% consumption rate.
Comunity Events: Canada Day, July 1st is just around the corner. Just so you know, all the regular stuff that goes on in Cloverdale is taking place at the Millenium Amphitheatre and the Cloverdale Fairgrounds. All sorts of activities going on down there such as live entertainment and at night, the fireworks. It's always a good show, make sure you get down there. There will be first nation's dancers doing their routine all the way to Trooper, believe it or not. So make sure you get out there, it's a free event for the entire family-that's Canada Day celebrations at the Cloverdale fairgrounds.

Market Update: Here's what we're dealing with today. We are currently down to 161 Active listings, thank goodness we have a lot of product coming off the market. That being said, 12 homes have expired in the last 30 days but the best news so far this year, we're up to 22 Sales of Cloverdale Townhomes in the last 30 days and that's above the 10% consumption that we've been at for most of the year.

Hello everyone, Steve Karrasch here. A couple of days late for your Cloverdale Townhome blog and I apologize with that but they say it's a buyer's market right now and let me tell you our buyers are taking advantage of that. We've been going absolutely crazy here over the last few days here so couple of days late so here is your Cloverdale market report.
Market Update: So as of Friday, here are your stats. In the last 30 days we've had 17 sales. That is good, this means we are bringing down the inventory which is great for sellers but we are down to 166 active Cloverdale Townhomes currently on the market although in the last 30 days we've had 13 expires.
3 Bed, 2 Baths: In the last 30 days, in those 17 sales we only had one that I would consider to be a normal type of townhome, that being a 3 bed, 2 bath, very common in the Cloverdale area. The one sale that did occur in the last days with a 3 bed, 2 bath townhome sold for $319,000. So for $319,000 what does that get you? It gets you 1400 sf and you're paying about $215 per square foot.

Stanley Cup Finals!
Good Morning, Steve Karrasch here for your Cloverdale Townhome blog. It is Friday, May 27. Here is your Market Update.
Market Update: Currently on the market we have 178 Active Cloverdale Townhomes. In the last 30 days we've had 13 townhomes expire and also in that same last 30 days, 19 sales. That's a good thing, we're over that 10% consumption.
List to Sale Percentage: For a little bit of perspective, I want to run some numbers by you. I want to look at sale to list price. The average for the board last year was 96.68% of the list price is what the average home across the whole board sold for. When we look at the past 30 days in Cloverdale Townhomes, we'll see that there was one person who managed to squeek out 96% and there was one person who actually had to pay up to a 103% but the average is 98%. Something to keep in mind, it's not exactly a "wheel and deal" market, you want to get in there with a strong offer, 98% is the average.
Stanley Cup Finals: Here is where I normally get into the Community Events but let's be honest for a second, the Vancouver Canucks made it for the 3rd time in history for the Stanley Cup final. Nobody is going to be doing anything in the community for the next little bit so have fun out there watching your Vancouver Canucks tied to your set or the local watering hole or if you're lucky enough to be able to afford it go to the actual game.

Good Morning Everybody! Steve Karrasch here for your Cloverdale Townhome blog, it is Friday, May 20 a beautiful sunny day. Your Vancouver Canucks are about to play Game 3 of the Western Confierence final. That's tonight but right now is your market report.
Market Update! In your Cloverdale Townhome market this week, 178 Active listings, fairly consistant over the last few weeks, we're hovering between the 170-190 range as far as active listings. In the last 30 days, we've had 12 Cloverdale Townhomes expire, come off the market and of those same last 30 days, we're up to 17 sales. We're almost getting back to that 10% consumption rate.

The Rodeo is Coming
Good Morning everybody, Steve Karrasch here for your Cloverdale Townhome Blog. It is Friday, May 6, rainy day in Cloverdale this morning but a good day. The Canucks last night managed to pull off a 4-2 victory in Game 4 over the Nashville Predators putting them up 3-1in the series. They have a chance to wrap them up tomorrow but lets get to your market report
Market Report. So here's what we're up to. 179 MLS listed townhomes on the market in Cloverdale. In the last 30 days, we've had 12 listing expired and in those same last 30 days sales are up slightly up to 15. Community Events. Alright so tomorrow, Sat. May 7, Cloverdale Recreation Centre has their Grand Opening so you might want to check that out but what you really want to put on your calendar is what the rest of the Lower Mainland is putting on their calendar on the May long weekend, that is the Cloverdale Rodeo. Canucks With the Presidents Trophy
Good Morning, it's Steve Karrasch with your Cloverdale Townhome blog coming to you from my Cloverdale Townhome. I don't just endorse Cloverdale Townhomes because I like to sell people into them, I live in one myself and I really feel strongly about the product, that's why I do what I do. It is Friday, April 1st, April Fool's Day, but no joking around here today. What we're going to do is first congratulate the Vancouver Canucks on their first ever President's Cup win. Last night, they beat the LA Kings, that was Thurs. Mar.31,2011 to clinch their first ever in 40 years, the Presidents Cup. What that means is that they are the best team in the NHL this year in the regular season but... don't celebrate that too much yet, that means nothing as far as the playoffs go. Now all we have to do is sit and wait for that sweet sweet 40 year in the waiting Stanley Cup win!
Market Update: Here's what we got going on in Cloverdale Townhomes this morning: 163 Active Cloverdale Townhomes currently listed. In the last 30 days, we've had 10 expiries, that number is slowly creeping down which is a good thing. The really good news is that 25 sold listings in the last 30 days. that's the highest number we've had since we started the blog. That goes to show you that the market is hot, not only that but our buyers are experiencing multiple offer situations and also our sellers are experiencing the same thing. the market is hot so you must get out there and see the product you want before it's gone.
Let's Break it Down: So let's take a look at this from a bit of a different angle. The average square footage of a Cloverdale Townhome that sold in the last 30 days was 1514 sf and on the other end of that, take a look at the average square footage. The average sale price NOT the list price per square foot in a Cloverdale Townhome was $231.60.

Happy St. Patrick's Day
Hi there everybody,Steve Karrasch here. This is NOT your Friday blog, this is your Thursday blog. It is March 17, St. Patrick's Day, I have my "green" on. This evening, you can see it's a little darker out. I am doing it this evening because tomorrow, Friday the 18th is a super busy day. We have nice couple, Ryan and Kristen moving into their Cloverdale townhome. We're really excited to get them into their place and we also have an inspection going on in a Fleetwood Townhome. There's not going to be enough time for your Friday blog so I thought I'd get it in just a little earlier for you so here's your market update.
See here's what we've got: 174 active listings, that's 174 townhomes that you have to compete with if you're going to sell your Cloverdale Townhome. In the last 30 days, we've had 11 expiries and in that same 30 day period, 13 sales. These numbers surprise me a little bit cause the 35 year amortizations end tomorrow, Mar 18, that's your last chance to get your firm deal and take advantage of the 35 year terms, that being said, we are getting into that spring market, we're starting to see multiple offers on the good stuff so remember, price your home correctly and it is still going to be guaranteed to sell, you're going to be one of the thirteen and not going to be one of the 174 active listings. Good morning everyone!
Good morning everyone, it is Friday March 11,2011. This is your Cloverdale Townhome blog. I'm Steve Karrasch and here is your market update. So here's the story for this week. We are sitting currently at 169 active townhouses listed in Cloverdale on the MLS. In the last 30 days we have had 12 expiries and also 18 sales in the last 30 days. So we're just a hair above that10% consumption rate starting to rise a little bit which is very typical for this time of year. That being said when we look at the board stats for the month that's Fraser Valley Real Estate Board, we compare it to last year at this same time. Currently we're sitting at 523 sales for 7 working days. Last year at the same time we were at 410 . So that shows you that this spring market is doing much better that last.
Community Events: As well, tomorrow on March 12, there will also be a kid's swap meet so if you have kids, get them to clean out their rooms, get them to take out all their old toys and stuff that they're not so fond of anymore, take them down to the Cloverdale Fairgrounds and have your little swap meet there and maybe they can turn their old toys into some new toys and you won't have to spend a dime.

Cloverdale Town Home March 4, 2011
Good morning everyone! Thanks for joining me here at the Cloverdale Town home blog. My name is Steve Karrasch coming to you from the Macdonald Realty Olympic this morning. It is Friday, Mar.4 and here is your market update. Well we're in that busy spring market and that's proven by the amount of the listings that are on. 167 active townhomes listed in Cloverdale currently. In the last 30 days we've had 13 expiries, and 16 sold. So our solds have come down a little bit but when you look at the numbers for the month of March so far we're up and above last year. Last year was a very hot year in Real Estate so things in this market for this spring are looking just fantastic. So one of the big questions I get is "How do I know if a Cloverdale Townhome is right for me?" Don't just think that a Cloverdale Townhome is just one type of home. Over at Sunset Grove, there is a 650 sf. listing. That is a one bed / one bath townhouse, basically almost a condo however it does have an outside entrance so that is something to think about. That is the low end of sprectrum as far as size goes. Now a lot of people say "Well I don't want to be in a townhome, I want a my own chunk of land, I want to have something a little bigger". Over at |Lexington right now, there is a place listed at 3247 sf. That is bigger than most homes in the area. So you may consider something that large is you do not like yard work, if you do not want to worry about the maintenance. You do have the advantage of having strata there and you do get the size of a home that you were looking for if you were to go to a detached home. So that is something to think about. Good morning! Steve Karrasch for the Cloverdale Townhome Blog once again. It looks like Spring is upon us, you're going to find that out here in the market update. But Also, WOW! What a lovely day, it's Friday February 25th and here is your market update.
So here's what we've got for your market update, 161 Active listings that's up again from last week. But the good news is 15 Expiries in the last 30 days, that means not as much stuff is coming off of the market. But the very very good news is that we have 20 Sales in the last 30 days, up again. Last we was up, but this week was up even further and yes it's true the Spring market is finally coming upon us.
The average square footage of a town home that actually sold is 1573 square feet, in the last 30 days. That is going to put you at also an average sale price of about $339,000. Now when you take those numbers and put them in perspective that gives you about $221 per square foot of the average sale. Now the average listings is still somewhere up around $235 per square foot, so you can see the average is still a little high. That being said there was a low sale of a Cloverdale Townhome which was $171 per square foot and then you look at the other end of the spectrum and you get the high at $281 per square foot. So without advice from your local Realtor or us here at Chris Whitehead & Associates, you might not be able exactly find out what your home is worth just based on the square footage.

Cloverdale Town Home Feb 18, 2011
Hello again and welcome to the Cloverdale Townhome Blog. Its Friday February 18 and here is your current market update! We are up to 154 active listings in Cloverdale Townhomes today. Up again from last week, as normal we are ramping up for that big spring market, you’re going to keep seeing all of these listings keep coming on. We’ve had 14 expiries in the last 30 days. That’s normal, about 10% of them expiring, most of them around the first of the month or the 30th of last month. But the good news is 15 sold within the last 30 days. That means things are starting to ramp up a little bit. You are at 10% roughly of active listings selling and that is about where we were last blog. But that being said the numbers of sales is starting to rise and that’s a good thing for everybody. We are at about $228 per square foot, actual sold price. Now compare that to the list price of the average listing and you are about $235 per square foot. So we are getting better but you can see if you are closer to the $228 per square foot you might have a better chance, obviously depending on your specific situation. Cloverdale Town Home Feb 11, 2011
Hey everybody, Steve Karrasch here for the Cloverdale Townhome Blog here once again. Sorry I am getting to you a little bit late today. We were at the Fraser Valley Real Estate Board Trade Show and Conference for the last few days. We got to do the trade show, do all the booths on Wednesday. Yesterday we had a bunch of great speakers talking about technology and that sort of thing. And today, amazing! Charmaine Crooks five time Olympian and also John Furlong. So that's why I am in the Olympic gear as you see, that is why I've got my mittens here, we were out to support them and it was an absolutely awesome time. The big deal is tomorrow, Saturday, is the one year anniversary of the start of the 2010 Olympics. It was awesome, a fun time was had by all as I am sure you will all remember.
So here is what is happening, we have 143 active listings. As a little change here on the blog, I am going to start going back 30 days. I find that the sales are not coming in fast enough to give you an accurate representation of what is happening, so I am going to give you the one month or 30 day window and let you know exactly what is happening as far as expiries and solds go. So we have in the last 30 days, 13 expiries, so roughly 1 out of ever 10 or so expiring. And also 12 sold, so again that's also around that 10% maybe 9% range. Which again is very common this time of year, but again starting to see the sale s come up. We just sold our listing over and Nuovo. All that stuff is starting to move like crazy so that's great. According to my cheat sheet here, the average square footage of units sold is 1522. That being said the average price of units sold was $231, sorry, $230.21 per square foot. The best thing you might want to do, take that number, add it into your town home see if it lines up. It might give you sort of a good idea of where you are headed with your place. "Hey there everybody, Steve Karrasch here for the Cloverdale Town House Blog. Exciting news this week, we have and open house to announce for you. We also have some changes in the mortgages and I am also going to update you on exactly what's happening.
So here is your market update for the 14th to the 20th of January. We have had nine more listing come on and no expiries. So what that meas is we currently have 120 active listings, nothing has come off the market and guess what, again zero sales this week. But dont worry I think we have the next sale here. We are doing an open house tomorrow from 12 till 2, that's tomorrow Saturday the 22nd from 12 till 2 at #6 19448 68th Avenue. Swing on by, this place is in showroom condition, 2 parking stall, plus a media room downstairs, it's absolutely awesome. Hi there, Steve Karrasch of Chris Whtiehead & Associates here, thanks for checking out our Cloverdale Town Home blog. Yesterday was just a little bit of and introduction, but today I want to get into the meat and potatoes of it all and I want to start going over some numbers with you here. Just checking out my little cheat sheets here, 111 active listings currently. That’s a lot, great, lets go out and start looking at some of these properties, lets see whats out there. Only 4 Expiries, but the worst news of all, for sellers, not for buyers but for sellers is guess what, no sales, seven days and nothing. I went back 14 days to find the only sale in all of Cloverdale town homes over at Rosebury. Looks like the buyers got a good price over there, the place looks absolutely fabulous by checking out the listing. But, 111 active listings buyers. Buyers! Buyers! Buyers! what more do you need? come on lets go check them out. You don't want to wait for the spring market to pick up and be competing with everybody else. Don't get into that competing offer situation, lets go out and look now. 111 listings i can show you just in Cloverdale.

Welcome to the Colverdale Townhomes Blog!
" Hi there, Steve Karrasch at Chris Whitehead & Associates here. Thanks for visiting our Cloverdale Townhomes blog, its a new endeavor we are going on, but since we are doing so much of our business now out in Cloverdale and especially Cloverdale townhomes getting a lot of first time buyers and families into that area.
