Happy St. Patrick's Day
Hi there everybody,Steve Karrasch here. This is NOT your Friday blog, this is your Thursday blog. It is March 17, St. Patrick's Day, I have my "green" on. This evening, you can see it's a little darker out. I am doing it this evening because tomorrow, Friday the 18th is a super busy day. We have nice couple, Ryan and Kristen moving into their Cloverdale townhome. We're really excited to get them into their place and we also have an inspection going on in a Fleetwood Townhome. There's not going to be enough time for your Friday blog so I thought I'd get it in just a little earlier for you so here's your market update.
See here's what we've got: 174 active listings, that's 174 townhomes that you have to compete with if you're going to sell your Cloverdale Townhome. In the last 30 days, we've had 11 expiries and in that same 30 day period, 13 sales. These numbers surprise me a little bit cause the 35 year amortizations end tomorrow, Mar 18, that's your last chance to get your firm deal and take advantage of the 35 year terms, that being said, we are getting into that spring market, we're starting to see multiple offers on the good stuff so remember, price your home correctly and it is still going to be guaranteed to sell, you're going to be one of the thirteen and not going to be one of the 174 active listings. Good morning everyone!
Good morning everyone, it is Friday March 11,2011. This is your Cloverdale Townhome blog. I'm Steve Karrasch and here is your market update. So here's the story for this week. We are sitting currently at 169 active townhouses listed in Cloverdale on the MLS. In the last 30 days we have had 12 expiries and also 18 sales in the last 30 days. So we're just a hair above that10% consumption rate starting to rise a little bit which is very typical for this time of year. That being said when we look at the board stats for the month that's Fraser Valley Real Estate Board, we compare it to last year at this same time. Currently we're sitting at 523 sales for 7 working days. Last year at the same time we were at 410 . So that shows you that this spring market is doing much better that last.
Community Events: As well, tomorrow on March 12, there will also be a kid's swap meet so if you have kids, get them to clean out their rooms, get them to take out all their old toys and stuff that they're not so fond of anymore, take them down to the Cloverdale Fairgrounds and have your little swap meet there and maybe they can turn their old toys into some new toys and you won't have to spend a dime.

Cloverdale Town Home March 4, 2011
Good morning everyone! Thanks for joining me here at the Cloverdale Town home blog. My name is Steve Karrasch coming to you from the Macdonald Realty Olympic this morning. It is Friday, Mar.4 and here is your market update. Well we're in that busy spring market and that's proven by the amount of the listings that are on. 167 active townhomes listed in Cloverdale currently. In the last 30 days we've had 13 expiries, and 16 sold. So our solds have come down a little bit but when you look at the numbers for the month of March so far we're up and above last year. Last year was a very hot year in Real Estate so things in this market for this spring are looking just fantastic. So one of the big questions I get is "How do I know if a Cloverdale Townhome is right for me?" Don't just think that a Cloverdale Townhome is just one type of home. Over at Sunset Grove, there is a 650 sf. listing. That is a one bed / one bath townhouse, basically almost a condo however it does have an outside entrance so that is something to think about. That is the low end of sprectrum as far as size goes. Now a lot of people say "Well I don't want to be in a townhome, I want a my own chunk of land, I want to have something a little bigger". Over at |Lexington right now, there is a place listed at 3247 sf. That is bigger than most homes in the area. So you may consider something that large is you do not like yard work, if you do not want to worry about the maintenance. You do have the advantage of having strata there and you do get the size of a home that you were looking for if you were to go to a detached home. So that is something to think about.
