Cloverdale Town Home Feb 25, 2011

Good morning! Steve Karrasch for the Cloverdale Townhome Blog once again. It looks like Spring is upon us, you're going to find that out here in the market update. But Also, WOW! What a lovely day, it's Friday February 25th and here is your market update.

So here's what we've got for your market update, 161 Active listings that's up again from last week. But the good news is 15 Expiries in the last 30 days, that means not as much stuff is coming off of the market. But the very very good news is that we have 20 Sales in the last 30 days, up again. Last we was up, but this week was up even further and yes it's true the Spring market is finally coming upon us.

The average square footage of a town home that actually sold is 1573 square feet, in the last 30 days. That is going to put you at also an average sale price of about $339,000.  Now when you take those numbers and put them in perspective that gives you about $221 per square foot of the average sale.  Now the average listings is still somewhere up around $235 per square foot, so you can see the average is still a little high. That being said there was a low sale of a Cloverdale Townhome which was $171 per square foot and then you look at the other end of the spectrum and you get the high at $281 per square foot. So without advice from your local Realtor or us here at Chris Whitehead & Associates, you might not be able exactly find out what your home is worth just based on the square footage.

Cloverdale Town Home Feb 18, 2011



Hello again and welcome to the Cloverdale Townhome Blog.  Its Friday February 18 and here is your current market update! We are up to 154 active listings in Cloverdale Townhomes today. Up again from last week, as normal we are ramping up for that big spring market, you’re going to keep seeing all of these listings keep coming on. We’ve had 14 expiries in the last 30 days. That’s normal, about 10% of them expiring, most of them around the first of the month or the 30th of last month. But the good news is 15 sold within the last 30 days. That means things are starting to ramp up a little bit. You are at 10% roughly of active listings selling and that is about where we were last blog.  But that being said the numbers of sales is starting to rise and that’s a good thing for everybody. We are at about $228 per square foot, actual sold price. Now compare that to the list price of the average listing and you are about $235 per square foot. So we are getting better but you can see if you are closer to the $228 per square foot you might have a better chance, obviously depending on your specific situation. Cloverdale Town Home Feb 11, 2011



Hey everybody, Steve Karrasch here for the Cloverdale Townhome Blog here once again. Sorry I am getting to you a little bit late today. We were at the Fraser Valley Real Estate Board Trade Show and Conference for the last few days. We got to do the trade show, do all the booths on Wednesday.  Yesterday we had a bunch of great speakers talking about technology and that sort of thing. And today, amazing! Charmaine Crooks five time Olympian and also John Furlong.  So that's why I am in the Olympic gear as you see, that is why I've got my mittens here, we were out to support them and it was an absolutely awesome time. The big deal is tomorrow, Saturday, is the one year anniversary of the start of the 2010 Olympics.  It was awesome, a fun time was had by all as I am sure you will all remember.

So here is what is happening, we have 143 active listings. As a little change here on the blog, I am going to start going back 30 days.  I find that the sales are not coming in fast enough to give you an accurate representation of what is happening, so I am going to give you the one month or 30 day window and let you know exactly what is happening as far as expiries and solds go. So we have in the last 30 days, 13 expiries, so roughly 1 out of ever 10 or so expiring. And also 12 sold, so again that's also around that 10% maybe 9% range. Which again is very common this time of year, but again starting to see the sale s come up. We just sold our listing over and Nuovo. All that stuff is starting to move like crazy so that's great.  According to my cheat sheet here, the average square footage of units sold is 1522.  That being said the average price of units sold was $231, sorry, $230.21 per square foot. The best thing you might want to do, take that number, add it into your town home see if it lines up. It might give you sort of a good idea of where you are headed with your place. Good morning everyone, Steve Karrasch for Friday February 4th, this is your Cloverdale Town Home Blog.  I'm going to make it real quick, just heading into the office here we've got a big team meeting today for Chris Whitehead & Associates, but I've got to get your stats in so you know what is happening in the Cloverdale Townhome Blog so here is what is happening. We have 139 active Cloverdale Townhomes listed currently, that is up again from last week.  This is very typical for this time of year, all of the listings are starting to come on, getting ready to anticipate that big spring market. We've had 8 expiries. That is very typical, a lot of agents and a lot of clients want their listings to expire on a nice round number at the end of the month or on the first of the month and that has been this past week.
