Good morning everyone! Thanks for joining me here at the Cloverdale Town home blog. My name is Steve Karrasch coming to you from the Macdonald Realty Olympic this morning. It is Friday, Mar.4 and here is your market update. Well we're in that busy spring market and that's proven by the amount of the listings that are on. 167 active townhomes listed in Cloverdale currently. In the last 30 days we've had 13 expiries, and 16 sold. So our solds have come down a little bit but when you look at the numbers for the month of March so far we're up and above last year. Last year was a very hot year in Real Estate so things in this market for this spring are looking just fantastic. So one of the big questions I get is "How do I know if a Cloverdale Townhome is right for me?" Don't just think that a Cloverdale Townhome is just one type of home. Over at Sunset Grove, there is a 650 sf. listing. That is a one bed / one bath townhouse, basically almost a condo however it does have an outside entrance so that is something to think about. That is the low end of sprectrum as far as size goes. Now a lot of people say "Well I don't want to be in a townhome, I want a my own chunk of land, I want to have something a little bigger". Over at |Lexington right now, there is a place listed at 3247 sf. That is bigger than most homes in the area. So you may consider something that large is you do not like yard work, if you do not want to worry about the maintenance. You do have the advantage of having strata there and you do get the size of a home that you were looking for if you were to go to a detached home. So that is something to think about.
